7 Unique Christmas Marketing Ideas for Property Managers

December 16, 2022

Christmas is the most wonderful time of the year! It's a season of giving, carols, and cute decorations. For many businesses, it’s also their busiest time of the year. You can bet that Property Managers are working double-time to drum up business for their properties during this time of year, ensuring that their landlords and tenants are happy ahead of the festive season.

If you’re looking for a way to stand out from your competition this Christmas season, consider implementing one (or all!) of these 6 unique Christmas marketing ideas as an added boost to your strategy.

These ideas are also great year-round small touches you can implement in any seasonal market to give your tenants and landlords a welcoming feeling while they are part of your agency.

Send Christmas cards to your tenants & landlords

One of the simplest and friendliest ways to show your tenants and landlords that you care is by sending them Christmas cards! These can be physical or digital cards and are an incredibly time effective marketing method. Depending on your agency’s culture, you can include a general greeting to your tenants, a Christmas message, or even an invitation to an upcoming end of year or Christmas themed event, such as your agency’s Christmas party!

If you're not sure what to write, don't worry. There are plenty of websites that let you choose from a variety of pre-written templates. If sending cards isn't part of your company's culture, you can still show your tenants that you care. Consider adding a special note to their rent statement letting them know that you appreciate their tenancy.

For an added extra to tenants, or maybe even as a gift for your landlords, add a gift card to a local store or restaurant that they can use during the holiday season. With the cost of living rising considerably, gift cards to grocery stores, restaurants or visa gift cards are always a winner!

Add seasonal themes to ads

If you're already using online advertising, you can add to the Christmas theme by rotating through seasonal ad themes. For example, you can have an ad for your agency each month change to a holiday-themed ad. Rotating through seasonal themes is a great way to add a festive touch to your online ads without having to change your ads entirely.

Update your templates for SMS and email marketing

Another idea is to use holiday-themed templates in your email marketing campaigns or SMS messages. You can create one-off holiday emails with seasonal images and messages, or you can create a series of seasonal emails to send throughout the month.

Think about what would be of value for your current clients and prospects. Would they get value out of receiving a series of emails, or would it be better off targeting them with one send during the month and an SMS? Either way, it’s important to make sure that what you do marketing wise during Christmas comes off as authentic to your agency.

With Christmas fast approaching, we all know the importance of communicating with our clients so now is the time to also update your Console templates. Prepare your tenants on some key things such as:

  • Who your emergency trades are
  • Opening and closing time
  • Setting up the new SMS after email to tenant feature to advise a Christmas email has been sent. This is great for those serial offenders “who never receive emails”
  • Remember 1 SMS is 160 characters
  • After hours procedures
  • And after hours number for your principal (wink wink)

Offer a small gift to all of your new tenants

If you have a new tenant signing a lease during the Christmas season, consider giving them a small gift to welcome them to your property. If your company's culture allows this, one idea is to give all new tenants a Christmas decoration (such as a wreath or Christmas tree lights) to help them celebrate the season. After all, moving around the festive period can be incredibly stressful!

Alternatively, you could give a gift card to a nearby store so they have what they need to celebrate the season. If your company's culture doesn't allow for gifts, you can still show your new tenants that you appreciate their business. Consider sending the new tenant(s) a note saying you appreciate their business and thanking them for choosing your property. You could also offer a small gift card to a nearby store or a bottle of wine as an added token of appreciation.

Surprise and delight your best tenants

Another way to delight your tenants this Christmas season is by surprising your best/favourite tenants with a special gift. What kind of gift you choose will depend on your company's culture, but you could give tenants a gift card or small token of appreciation, a special gift basket, or something else.

If you have a small budget, consider giving your gift to your favourite tenants in person or leaving it on their doorstep. If you have a larger budget, consider hiring a home cleaning service to come visit your tenants. A very cost effective but personalised way of surprising your tenants is to record a short, video message and include this in an email to them. This doesn’t have to be long at all - a simple message from their Property Manager,

Host an ugly Christmas sweater party

An ugly Christmas sweater party is a great way to bring your tenants together and have some fun. Depending on your budget, you can host the party in a public venue, or digitally where all tenants have to submit their photos online. You can have an ugly Christmas sweater contest with the winner taking home a prize pack! This could be a bottle of wine, a hamper, or the chance to win a week’s rent free!

A free event like this is a great way to bring your tenants together and show them that you care. Ensure that you create custom hashtags, invites and branded templates for your party, so that tenants can share their content online! This helps promote your agency to extended audiences, as well as generating a large amount of content you’re able to then use on your own social channels across the festive period.

Partner with local businesses

If you're running low on holiday marketing ideas, consider partnering with a business in your area that shares or has access to a similar target audience.

For example, if your agency hosts an ugly Christmas sweater competition, consider partnering with another business such as a utilities company or a sporting company that would give you access to clients and landlords that are your agency's target audience. This is a super effective and easy way to mass cross-sell both of your services to each other's audience. It also allows you to reach additional people in their network you may not have had access to previously.

For example, if your agency does host an ugly Christmas sweater competition, consider offering a gift card to the winner for the business you’ve partnered with, or vice versa.

Partnering with other businesses is a great way to boost your Christmas marketing without having to spend a lot of money. It's also a great way to network with other businesses in your area while also supporting your local community.
